Who is this session for?
Registered Provider Heads of service, income officers, cyclical and day-to-day repairs teams, contractors and other housing officers.
Format
In-person at your offices or ours.
An interactive and competitive team game where colleagues compete in teams to achieve the best outcomes on their claim and coinciding complaint. Participants win points for decisions that make the claim and complaint cheaper and quicker and lose points for decisions that make things worse.
This session:
- Allows attendees to consider how the disrepair claims landscape has been changed by the Housing Ombudsman’s approach to housing conditions complaints.
- Provides information on what the Ombudsman expects when Ombudsman complaints and claims coincide.
- Allows discussion about how coinciding claims and complaints can be handled to provide best possible claims outcomes.
Length of session: Half a day including rest breaks.
Aim of the session
- To ensure best practice to achieve low-cost, quick turn-around complaints and claims.
- To ensure that staff at all levels and across the organisation are trained to understand how they can help to minimise the number or impact of complaints and claims.

- Empowers attendees to help your organisation to minimise disrepair spend and claims turn-around times by ensuring a clear understanding of landlords’ repairing obligations.
- Facilitates discussion of best practice in relation to:-
- What to do if disrepair is spotted at home visits or reported by tenants outside the standard repairs reporting process.
- How to assist to resolve access issues.
- How to assist colleagues dealing with disrepair claims.
- Cross-departmental working (income/repairs teams) in disrepair counterclaims in rent possession proceedings.

Each team has to choose how to handle each stage of the claim, picking from a multiple-choice list. Teams win points for decisions that make the claim and complaint cheaper and quicker and lose points for decisions that make things worse.
This session:
- Empowers attendees with a clear understand landlords’ repairing obligations and how they can help your organisation to minimise the number of housing conditions claims, claims spend and claims turn-around times.
- Facilitates discussion of best practice in relation to:-
- What to fix during the voids process.
- The standard that should be achieved in the voids process.
- Voids record keeping: what should be included and how the information should be stored.

Rent Arrears Masterclass
An interactive session designed to demonstrate how to effectively deal with tricky rent possession issues including:
- What to do if a tenant alleges a disrepair counterclaim at a rent possession hearing.
- Effectively dealing with applications to set aside possession orders.
- Effectively challenging warrant suspension applications [including dealing with the dishonest tenant who has repeatedly persuaded the Court to suspend the warrant].
- Dealing with tenants subject to Debt Relief Order, Bankruptcy Orders and Individual Voluntary Arrangements.
- Different considerations for tenants that can’t pay vs. tenants that won’t pay.
Who is this session for?
Registered Provider income officers and other housing officers.

- Allows discussion about how specific tactical actions can save court costs, maximise rent arrears recovery and maximise the landlord’s prospects of recovering possession where appropriate.
